It's a nice place to live. We don't have much sunlight in our apartment since it's on the north side. But because of large windows, we have enough light for comfortable living. The views are gorgeous! It is a pleasure to see how the sky changes and the sun reflects on the skyline differently every day.
Eviva is a lovely, clean building. All the local problems solve pretty quickly.
Great apartment experience living here. Would recommend this community.
Pros:
• Views (west facing, higher floors), great views of Denver and mountains for the price point.
• Construction - this is a highrise and is constructed with concrete. One of the best insulators of sound. Maintains temperature pretty well year round.
• Access - keyless entry is very convenient. Phone app or customizable entry codes, no keys. Fob provided for building access. Bonus: smart thermostats also controlled remotely through phone app.
• Amenities - pool, yard games, clubhouse area, theater area, gym, vending machine, yoga studio, dog wash, bicycle workshop area, I'm sure I'm missing a few...
• Location - not the most exciting neighborhood, but it's very central to everything and a short walk/bike/drive to everywhere. Getting on the highway is nice, down 8th Ave to I-25. Broadway or Lincoln to head north/south, or Speer to head downtown/cherry creek/highland neighborhood. You're right by the museums, the Capitol, and the cherry creek trail.
• Staff - friendly and responsive staff on premises to help with leasing questions/building questions or issues. Concierge at the front desk around the clock. Even though it's a corporate managed building, they've been fair with me on leasing related issues.
• Neighborhood - while it's not the most exciting and thriving neighborhood, it's being built out quick and shops/food spots are showing up. There are some great food options within walking distance.
• Security - cameras throughout the garage/some stairwells/common areas. Not invasive, but certainly gives me peace of mind if something unfortunate does happen. Elevators/common areas/exterior doors all require key fobs to access.
Cons:
Nothing is perfect, but the benefits far outweigh any detractors, in my mind.
• Shared walls, sometimes VERY LOUD music can leak a bit through walls. Hasn't really been an issue for me, most folks on my floor respect noise levels the vast majority of the time.
• High traffic areas - areas with doors to the garage from the building see lots of foot traffic, I imagine that you get some hallway noise if you live in these areas. Sometimes people drop weights in the gym, the thud can reverb through the floor for those living on the same floor.
Personally, I'd recommend a higher floor of possible, above the 7th. That way you're not dealing with gym noise or foot traffic to/from the garage. West facing units have pretty great mountain views.
I can’t say enough how amazing the apartment as well as the staff is at Eviva on Cherokee.
We’re moving from Columbus, Ohio and took possession of our place before officially moving. We ordered a bunch of furniture and it got delivered way earlier than we expected. The staff made sure all our packages were secured in our apartment despite us being on one of the higher floors.
We arrived and was greeted by the amazing staff and couldn’t believe just how nice the apartments were. We have the best view in all of Denver and the amenities are fantastic.
I am excited to call Eviva on Cherokee home!
Overall decent place to live. Lots of access to downtown and other amenities. The building looks nice and the rooms are pretty spacious with very tall ceilings. The building is just old enough to where things start breaking down naturally, but maintenance is very quick and responsive. Soundproofing is pretty good overall, but occasional noise comes from less-than-sober neighbors (happens in all apartments, not much can be done there). My only major complaint is the number of security incidents. We've had several shady people enter the building (especially the garage) to look for things to swipe.
***Update after 6 months of living here- still absolutely adore living here. It is so quiet (the building and neighborhood). Maintenance is so quick to fix anything. I still feel very safe walking my little dogs around. The Eviva staff is amazing. ZERO complaints. Still in awe of my views.***
I don’t really know what to say, but I’m pretty sure we have some of the best views in Denver at the Eviva. It was always a dream of mine to live somewhere with amazing view and floor to ceiling windows – I now have both. I recently moved from a great low rise newer apartment near City Park, and wanted to give the Golden Triangle a try. There is still a neighborhood feel which was important to me, and it’s insanely quiet, which I also like. The building is beautiful, the apartments are perfect, and I feel very safe in my apartment. There is minimal street noise, which is amazing, because we are downtown with all the downtown noises and life. I was concerned about waits for the elevator with two small dogs that need to go out a lot, but zero issues. They’re actually faster than my previous place that had half the floors. I have a big truck that while not the easiest to park in the parking garage…I do and keep it between the lines. Let’s see…what else? Ohhh the Concierge!!! I thought this was going to be a ridiculous boujee thing to have, but honestly it’s one of my favorite parts about the Eviva. Any neighbor or parking issues are handled incredibly professionally and quickly, and honestly you can’t put a price on that in our world today. Plus it’s fun to say HI and sit and chat with the different Concierge that rotate shifts.
To sum it up – I’m particular about my housing being a picky architect’s daughter. I like quiet enjoyment of my home. I like an upgraded apartment. I must have a bathtub. Things must be clean and well-kept. A pool and gym are a nice add on. Floor to ceiling windows are a dream. The apartment checks all my boxes as does the Eviva as a whole. I feel safe walking my dogs as a female, it’s quiet, everyone I’ve met is great (lots of dog owners so dog haters may hate it), super clean (even common areas), and I don’t see myself leaving unless a life event happens. I would not hesitate renting here at all and have recommended it to coworkers moving to the area.
James was an absolute beauty when it came to the moving process. I needed something fairly quickly and had quite a few questions about the property and he was able to handle himself flawlessly.
The unit in itself could have been much cleaner and a few misc things needed to be taken care of but nothing major.
Plus, all of the maintenance team have been rock-stars as well!

Maintenance team, especially Teige, has been on point the few times I've had to reach out.
The apartment complex has all the amenities and is well-kept. But it still needs something fixed and genuinely when I open a maintenance ticket its fixed within hours and fixed well (I've done maintenance myself in my life).
Loved living here. Eviva is a great place for a young professional to live. Amenities and location is amazing, as well as staff and concierge. All apartments are very new and well maintained, and amenities are cleaned daily. Property manager Gabriel was always available and willing to help me with any questions I had. I would definitely live here again.
My only complaint was the amenities were limited at times due to covid and rent prices still went up. Didn't get to take full advantage of the amenities during my stay, but they are constantly improving and adding new decor to the shared spaces. The thick concrete reinforcement between apartments made this building very quiet. Great neighborhood in the Golden Triangle

I’ve been a Eviva resident for a little over a year now and absolutely love it. The area is great and the management/staff is even better. Gabriel and Caitlin in the leasing office are amazing and have been extremely helpful with any questions or issues that I’ve had since living here. The maintenance and concierge staff are equally as amazing. They are both very professional and personable. Devon with the maintenance staff is very knowledgeable and always goes above and beyond addressing any maintenance issues. I haven’t had many maintenance requests since living here but every time I have submitted a request Devon did a excellent job communicating and always addressed the issue in a timely manner. If you are looking to move downtown I would highly recommend looking at Eviva.
Very nice apartments. A lot of really nice amenities, the staff is incredibly personable. We don't live here but our friends get very happy when they run into anyone who works here. We've spent the day at the lounge/pool area; beautiful scenery and were able to reserve times for the amenities. Close to a lot of great locations.
Eviva is a great place to live. The price is fair, the area is decent, but the building is very nice. Management takes very good care of the building, keeps the residents up to date on what's happening, and recently revamped the front of the building to reduce the dog piss smell.
My wife and I recently transferred apartments, and the management was excellent to work with through the whole process and made sure we were completely satisfied. It was great.
My wife and I definitely see ourselves living here for the long term. Keep up the hard work, Eviva staff! You all are doing great!
We’ve lived at Eviva for several years and love the location. While all apartment complexes come with their issues, the management staff always does their best to communicate and advocate for us.
I don't live here however I work a good amount here. Let me tell you Robert the concierge is amazing. Always putting a smile on everyone's face who walk through the front doors. The energy and the happiness he has at work is outstanding. Love my job, however people like Robert makes my job even better.
I have been living at Eviva for a little over a year and love my apartment. I have to say the best part would be my huge windows and view!! Staff is super friendly and always have time to chat with me and my dog Finn. Security also has gotten so much better lately! Also walking distance to some great local spots, my favorites Levens and Dulce Vida. Highly recommend!
